The Initial Consultation:
Inform you of the process and what my obligations are to you. We will discuss and create your new home Wish List by Determining location, features,and price requirements.
- Assess your timeframe for purchase and move dates.
- Get comfortable with the ins and outs of the purchase process.
Property Search:
During the property search process I will keep you constantly updated on the changing real estate market. You will receive updates on properties as they get listed on the re-sale market direct to your email. From that point we are free to schedule a visitation to desired properties for a personal showing. After viewings we will discuss any or all of the properties viewed... any ups or downs... as your feedback during the process will help me in refining your PERFECT property search.
Bargaining and Negotiation:
We have found your dream home and its time to make an offer. Having an experienced realtor on your side makes negotiating easy and successful! I will enhance your bargaining position by discussing information
such as:
- How certain property features may affect future marketability.
- The availability of like properties at a better price.
- Research market data to determine whether the property is worth the sellers asking price.
- Work to obtain the lowest price and best terms for YOU.
Making your Purchase:
I will guide you through this process and provide help and useful information about:
- Completing the “Agreement of Purchase and Sale” forms
- Represent YOU in the purchase negotiations and recommend negotiation strategies.
- What your lender will require prior to purchase
- Home inspections
- Termite inspections
- Title insurance
- Closing documents and procedures
- Homeowners insurance
